The Yarde Annexe

The Yarde Annexe is a two-bedroom conversion at Pen Elm, near Taunton. The open-plan living space combines kitchen, dining and sitting areas, with a woodburning stove for which fuel, power and a starter pack are included.

The king-size bedroom is on a mezzanine, reached by wooden stairs. The steps are steep and may not suit anyone with limited mobility. The second bedroom is on the ground floor and has adult bunk beds with an en-suite walk-in shower. The double sofa bed in the sitting area gives flexibility only and does not raise the capacity of four.

The kitchen has an electric oven and hob, microwave, fridge, small freezer and washing machine. There is a smart TV with NowTV and Amazon, WiFi, and electric central heating. Bed linen and towels are included, and a highchair, travel cot and stairgate are available.

The private rear garden is enclosed, with a patio, lawn and furniture, and the drive takes three cars off-road. Two well-behaved dogs are welcome for an extra charge, and they must not be left alone in the property. The shop is 0.8 miles away, the pub 0.9 miles and the river 0.3 miles.

A refundable good-housekeeping bond is payable and smoking is not allowed. It suits two couples, or a couple and two dogs, who are comfortable with a steep staircase.
