Period detached cottage with two woodburners, sleeps seven

Pipits is a period detached cottage on the outskirts of Exford, in Exmoor National Park, with the village pub and shop five minutes away on foot. A large inglenook fireplace and oak beams show its age, while a range cooker with an induction hob, a Smart TV and WiFi are more recent.

There are two reception rooms, each with a woodburner and seating for five. The sitting room is one; the snug is the other and also has a sofa bed. Kitchen, dining room and utility room complete the ground floor, along with a shower room. The kitchen has a microwave, fridge/freezer, washing machine, tumble dryer and dishwasher. Upstairs are three bedrooms, two with king-size beds and a family room, plus a bathroom with a bath and a separate shower and a further shower room. The cottage sleeps seven.

Two well-behaved dogs are welcome. The garden is lawned, with a terraced section, a summerhouse, a patio and a barbecue, and it contains a fenced pond, so children should be supervised. Four cars can park off the road; there is a small, steep incline from the lane to the flat parking area. The cottage is non-smoking, and bookings start on a Saturday only. Oil central heating works alongside the woodburners, and starter packs, fuel, power, bed linen and towels are included.

It suits a family of up to seven, or friends sharing, with a dog or two and a wish for plenty of bathrooms.
