Exemead House

Exemead House is a former gentleman's residence in the middle of Exmoor National Park, within the Dark Sky Reserve, near Exford. It sleeps 12 in four bedrooms, each with its own en-suite shower room and Smart TV. One is a double. Two are doubles with standard bunk beds, and the fourth is a double with a single bed and a small bunk bed. The owner accepts no more than 12 guests. Stag and hen parties can be accepted by prior arrangement with the owner.

The lounge has double-aspect windows, a wood burner and a parquet floor. Across the hall is an adult playroom with a six-seat dining table and a chess table, and a large dining room has a games corner with table football. The kitchen has two electric cookers, four hobs, two fridges, a freezer, two microwaves and a dishwasher, and a ground-floor utility and boot room holds a washing machine and tumble dryer. Heating is oil central heating, and there is no electric car charging.

The lawn beside the house has a playhouse, garden furniture and a charcoal barbecue available in summer, for which guests bring charcoal. It runs down to the river, where small children and animals need supervising at all times. Active beehives are kept on site. The parking area at the front takes up to 10 cars and is covered by exterior CCTV, which views only the drive and parking. It is shared with the resident of the annexe on the right, who has a separate entrance. Minehead is 12 miles away and the beach 13 miles, and a pub and restaurant are within walking distance.

Two dogs are allowed, with additional charges possible. They must stay downstairs and be on a lead outside because of sheep and pheasants. A travel cot and highchair are available on request, and a catering service can be arranged with the owner. It suits a big family or a group of friends who want en-suite rooms and space to spread out.
