Monkham House

Monkham House sits on a working farm at Exford, with the farm itself set away from the house, and sleeps 16 in seven bedrooms spread over the first and top floors. The Dunkery Room has a super king-size bed and an adjoining dressing room with a single bed. Horner is a twin that can become a zip-and-link double on request, Grabbist has a king-size bed, and Barle is a triple bunk room with a small double below and a single above. On the top floor, Selworthy has a queen-size bed, Oare a double reached from one side only, and Avill a double. There are five bathrooms: three en-suite and two family.

Guests come in through a utility and boot room with a washing machine, dishwasher and spare fridge. The lounge has a wood burner and the dining room an open fire, with some logs included. The dining table seats 12. The kitchen has an electric oven and gas hob, an Aga, a large fridge freezer with an ice maker, a dishwasher and a microwave, and a breakfast area seats eight. A children's playroom off the lounge has toys, a Wii, a PS2, books and board games.

A terrace with a table for ten leads down to wide lawns, and a charcoal barbecue is available in summer, with guests bringing their own charcoal. Guests can ask to use the tennis court across the road if they bring their own equipment, and horse riding lessons or livery can be arranged with the owner before booking. The pub is a five-minute walk along a public footpath beside the barns, so take a torch in the evening, as it can be slippery when wet. The post office and pub are under a mile away; the beach is 13 miles.

Four dogs are allowed, with additional charges possible. The gated entrance and parking are shared with the resident of the attached annexe, who has a separate entrance and garden. It suits a large family gathering or a group of friends looking for plenty of rooms and a farm setting near Exford.
