The Old Byres

The Old Byres is a house in the village of Washford, and it sleeps 16. Eight bedrooms are split between floors. Two super-king-size doubles are upstairs, both en-suite. Five bedrooms are on the ground floor: two super-king-size doubles with TVs and en-suites, a twin with a TV and en-suite shower, a family room with a super-king-size and a single, and a double. The eighth bedroom is a single. A ground-floor bathroom has a shower, basin and WC. The upstairs bedrooms have limited headroom.

The leisure facilities are the point of the house. Guests have sole use of an outdoor swimming pool, heated only from June to August, and a hot tub. A ground-floor sauna has its own shower, basin and WC and runs on a coin meter. The games room has a pool table and an electric woodburner, and the snug has board games. There are also an Xbox, four TVs with Freeview and a piano.

The kitchen and dining area has a woodburner and a sofa area, and the sitting room has a second woodburning stove. Heating is oil central heating with underfloor heating. There are a washing machine, tumble dryer, dishwasher and two microwaves, plus a highchair, a cot and a stairgate. Fuel, power, a starter pack for the stoves, bed linen and towels are in the rent. A refundable good-housekeeping bond is payable.

Outside is a private patio with furniture and a barbecue, leading to a shared lawned garden that opens on to a field. Off-road parking is for five cars, though the drive only fits family-sized cars up to people carriers. Three well-behaved dogs are welcome, and other pets may be, so ask the office. Smoking is not allowed. Outdoor steps and a stream mean care is needed, and there may be some road noise. The shop and pub are a five-minute walk.

If the booking is a hen or stag party, tell the owner before arrival. It suits a large family gathering or two families sharing, ideally with children who can use the pool and games room.
